Real Estate Development Associate

This role will report directly to the Chief Operating Officer and will have exposure to a wide range of acquisitions, development, capital markets, and asset management activities across the company.
As a Development Associate, your work will include responsibilities ranging from financial modeling of prospective projects, analysis and modeling of debt and joint venture equity investment terms, assistance with entitlement, land planning, and design, and assisting with acquisitions, dispositions, and capital markets transactions.
This is a unique opportunity to join an established but growing team responsible for a multi-billion-dollar development pipeline across multiple states and asset classes, and an existing diversified portfolio of 30
properties valued at over $3 billion.
The role is based in our Jericho, NY office, with a hybrid structure requiring in-office work for a minimum of three days per week.
Duties &
Responsibilities:
Build and maintain financial models for the underwriting of prospective development acquisitions, including modeling debt terms, JV waterfalls, and sensitivity analyses.
Prepare investment committee memo's, equity investment prospectus books, debt prospectus books.
Prepare and maintain financial models for quarterly valuation of operating assets, including debt and equity waterfalls.
Research and present information for preliminary due diligence, including construction and soft cost research, preliminary environmental analysis, and zoning and regulatory analysis,.
Coordinate with architect, engineer, landscape architects, interior designers, project managers and other team members.
Oversee construction draw process and develop monthly project reports.
Conduct market analysis to determine competitive rent rates, demographic analysis and competitive amenities offered in development area.
Required Skills & Abilities:
Must possess strong analytical mindset and excellent written and verbal communication skills.
Demonstrated proficiency in Excel and PowerPoint and technical experience with complex financial modeling.
Strong understanding of financial concepts such as IRR and NPV.
Highly motivated and capable of independent work on multiple tasks and projects.
General knowledge of architecture, construction, and/or planning is a plus.
Education &
Experience:
Bachelor's degree in real estate, finance, engineering, or related field.
